It’s important to understand this kind of project’s costs before even deciding on your needs.

The Cost of Adding a Single or Double Car Garage

The 2019 price for a turnkey single car garage – that is attached to your home – costs roughly $50,000, which is approximately between $200 and $350 per square foot. This includes insulation, electricity, plumbing and all necessary finishing. As for a “bare-bones” garage (a simple garage structure that doesn’t include any of the amenities mentioned above), the cost will be  anywhere between $240 and $290 per square foot. When it comes to a turnkey double car garage, that’s likely to cost about $120,000.

Adding a Garage with a Room Above it

When getting a garage added to their house, many homeowners decide to also get an extra room added above it. Adding more livable space to their home adds convenience and increases their house’s resale value. In fact, that’s exactly what the Dube family decided to do (see pictures below). However, there are many disadvantages to having a garage separate from your house. Firstly, your property needs to have enough space to add this separate structure. Also, you’ll need to keep in mind that a detached garage cannot be converted into an extra room if ever your needs change and are looking for more livable space. Of course, you’ll need to go outside to access the garage, even in colder months! If you plan on using your garage as extra storage space, it’s usually more convenient when the space is attached to your home.

Costs of a building permit

Before you can begin building yourself a garage, you need to first obtain the proper permits from the city or township. You’ll need to provide your certificate of location (from the purchase of your home) along with plans for your build.

Remember that most municipal rules require a specific amount of distance between your garage and your neighbour’s walls. Before you start, make sure you’ve checked to see what that distance is and that your plans adhere to it. The cost of a permit truly depends on your city and the borough you live in.

Costs of Getting Plans done by an Architect or Technologist

An attached garage (whether it has a room above it or not) is considered an extension of your home. This means you’ll need plans from an architect or technologist. For a detached garage, you can buy prefabricated plans. Your best bet is to ask the municipality for the plans they require. If the city believes you’ll be fine with the plans being drawn up by a technologist, expect to pay between $1,800 and $2,500. However, if they believe you’ll need to plans to be drawn up by an architect, this can cost you anywhere between $2,500 to $6,000 — and maybe even more! Typically, the architect’s work will cost you about 10% of the total cost to build your garage.

Costs for Siding and Windows & Doors
