Basement too humid? Why it happens and what to do

How to spot a humidity problem in your basement

You can often detect humidity issues through telltale signs you can see, smell or even feel. Musty odours, water stains on walls and warped or peeling materials are all common indicators.

You need to take these warning signs seriously, as high humidity creates ideal conditions for mould growth, which can negatively affect indoor air quality and become a health hazard.

What is the ideal humidity level in a basement?

The ideal humidity level in a basement ranges between 40% and 70%. You can use a hygrometer or a moisture meter to help you monitor humidity levels.

Humidity control tips

  • During periods of high outdoor humidity, a dehumidifier can help maintain a more comfortable indoor environment.

  • If your home is equipped with an air exchanger, it’s best to minimize the intake of warm, humid outdoor air, especially during the summer months.

  • In winter, a brief airing is usually enough to refresh the indoor air without letting too much heat escape. Opening two windows for two to three minutes can provide effective ventilation.

Common causes of basement humidity

Identifying the source of excess humidify is the first step toward finding the right solution. The four most common causes of a humid basement include:

  • Groundwater infiltration, which occurs when water exerts pressure on the foundation and finds its way through an entry point

  • Capillary action, a phenomenon whereby concrete materials absorb moisture from the ground and draw it upward like a sponge

  • Water vapour passing through foundation walls, especially when the walls are porous

  • Outdoor air entering the basement, bringing humidity and warm air into the space

Keep in mind that a combination of these factors can contribute to high humidity levels.

Cracks in foundation walls are often a key contributor to basement humidity problems. While they don’t create humidity on their own, they can allow water, humid air and water vapour to enter the basement, which can make any infiltration, capillary action or condensation problems even worse.

Cracks are generally easier to spot in basements with unfinished walls, but they can also be present behind finished surfaces. When moisture enters through these openings, humidity levels can rise, leading to musty odours, condensation and, over time, the deterioration of building materials. Repairing foundation cracks promptly can help reduce the risk of water intrusion and excess humidity.

The effects of excess humidity in a basement

Warm air naturally rises through a home—a phenomenon known as the stack effect. This means that any mould growing in the basement can spread to other floors and impact indoor air quality throughout the house, as noted by the Institut national de santé publique du Québec (INSPQ).

High humidity can lead to several issues, including:

  • Buckling hardwood floors

  • Doors scraping against the floor due to swelling

  • Damp carpets and fabrics that give off unpleasant odours

  • Increased presence of dust mites, one of the most common indoor allergens

  • Condensation, rot and mould spreading to the attic

  • Ice, condensation and mould forming on windows when temperatures drop below freezing

  • Higher heating and cooling costs, as humid air is more difficult to heat and cool

  • Worsening allergy and asthma symptoms

  • Increased presence of moisture-loving insects, such as silverfish, earwigs, house centipedes and booklice

If the affected areas are small (less than one square metre each) and the mould is neither black nor growing on porous materials, you may be able to remove it yourself by following some decontamination procedures.

Preventing water infiltration in your basement

You can take several preventive measures to help prevent water from entering your home through the foundation.

1. Waterproof the foundation

Applying a waterproof coating or membrane to the exterior foundation walls is one of the most common ways to help reduce the risk of water infiltration.

2. Install or replace a French drain

Note: A French drain is the first line of defence against basement humidity. According to the Association des professionnels de la construction et de l’habitation du Québec (APCHQ; in French only), it must be installed in compliance with building code requirements and recognized industry best practices.

Even with waterproof foundations, excess humidity can persist due to poor insulation or air leaks. In such cases, the following solutions can help reduce moisture levels:

  • Install one or more dehumidifiers, sized appropriately for the basement area

  • Choose a model with automatic water drainage

  • If humidity remains high, a professional- or industrial-grade unit may be required

  • Rubber flooring, often used in gyms, is known for its durability, comfort and excellent shock absorption.

  • Latex or acrylic floor paint, applied to concrete or wood surfaces, can also be a practical solution.
